April 1 Deadline to Apply for Property Tax Refund

Local low-income homeowners who are either elderly or disabled have just a few weeks left to apply for a property tax refund from the City of Sioux Falls.

Eligible homeowners must first be approved for South Dakota’s Assessment Freeze for the Elderly and Disabled Program, which must be completed by April 1 of each year. Other qualifications for the Sioux Falls Property Tax Refund include:

  • The person applying must own the property or have retained a life estate in the property.
  • The person must have resided in the home for at least 200 days of the previous calendar year.
  • The person must be 65 years or older or be considered a person with a disability as defined by the Social Security Act.
  • The home’s full and true market value must be valued at $345,340 or less unless previously applied for the program.
  • A single-member household’s income must be less than $40,290 annually, and a multiple-member household’s income must be less than $51,801 per year.
  • The person must not be delinquent on property taxes.

The program automatically refunds up to $500 of the municipal property tax to individuals approved through the Assessment Freeze for Elderly and Disabled Program the year after they are approved by the county, if the City Council continues to approve the City’s program.  

Sioux Falls Finance Director Shawn Pritchett reported during this morning’s One Sioux Falls Media Briefing that the City sent 674 municipal property tax refund checks out this week to qualifying homeowners who applied in 2023. This was a 57 percent increase over 2022, likely due to increased valuations and income limits being passed by the legislature.
