Understanding Zoning Verification

The Planning and Development Services department is responsible for ensuring that properties within Sioux Falls comply with the city's current zoning code, building codes, and related ordinances. This includes the issuance of Certificates of Occupancy for commercial properties.

A Zoning Verification Letter provides an official document verifying the following details about a property:

  • Current Zoning: The official zoning district (e.g., Commercial, Residential, Industrial).

  • Permitted Uses: Whether the current or proposed use conforms to the zoning code.

  • Conformance & Compliance: Confirmation of the property's compliance status with current zoning regulations.

What You Can Request

You can request information pertaining to the responsibilities of the Planning and Development Services department to the best of our abilities, including:

  • Zoning Conformance: Verification of the property's use and forms (structure) with the current zoning code.

  • Most Recent Approved Zoning Site Plan: This can be included with your standard request.

  • Additional Site Plans: Can be requested separately through Permittechs@siouxfalls.gov with the written consent of the property owner and an additional fee.

How to Request a Zoning Verification Letter

Option 1: Apply Online (Recommended)

  • Zoning Verification Letters can be requested through the CSS Portal.

Option 2: Mail In

  • You may also submit your request via mail. Please ensure your request is sent on your organization's official letterhead.

Fee: There is a fee of $65 per parcel for each Zoning Verification Letter requested.
